2050 GRAND CONCOURSE

Situated at the corner of East Burnside Avenue and Grand Concourse, this affordable and supportive housing provides onsite social services, as well as community space and nonprofit offices. The 96 apartments (63 studio, 26 one-bedroom and 7 two-bedrooms) serve low- to moderate-income households and adults with chronic illness. Building amenities include a first-floor laundry room which opens onto a landscaped terrace and a thirteenth-floor community room flanked by two landscaped roof decks. These three spaces comprise the entirety of the top floor, offering views of the surrounding neighborhood and the New York skyline. Windows at the west end of all residential hallways ensure natural light in circulation spaces and single loaded corridors on floors four through twelve provide views northward over the Bronx. Large windows in apartments flood the living spaces with even more daylight, helping to improve and maintain mental health and wellness. The design pays homage to the area’s rich architectural context, reinterpreting themes of the area’s Art Deco buildings for contemporary affordable housing – brick and metal exteriors, corner windows, and bold geometric forms expressed through angled planes and varied base heights with contrasting materials. At the ground floor, a 10,000 square foot office and community facility will serve as a new headquarters for the project’s nonprofit developer and social service provider. This community space will offer amenities for area residents and organizations as well, including access to free WiFi co-working spaces, and conference/training rooms. The offices also include a large meeting/entertainment space which opens onto a landscaped rear yard. As a first-round winner of New York State’s Buildings of Excellence Competition and with LEED Platinum certification, 2050 Grand Concourse has served as a model for sustainable development, promoting building technologies essential to meeting our ambitious climate goals.
