To reduce shadow on the surrounding properties, 535 Mission is artistically designed as a slender, graceful urban form with tapered façade corners and a unitized curtain wall system for its exterior skin. Its location plays a significant role in pedestrian movement to and from the new Transbay Transit Center – the main transportation center for the downtown area currently in construction. Mindful of the expected influx of tenants, visitors and neighbors, this dynamic tower was built to enrich this synergy through its 3,700 sf of ground floor retail space and the conversion of adjacent Shaw Alley into a city park; a vibrant public thoroughfare along the south side of the building which will connect the new Transbay Terminal to Mission Street.

535 Misison is the first office building in San Francisco to achieve a Platinum Core & Shell rating. Sustainable features include: storm water retention system and water-efficient fixtures to reduce indoor consumption by 30% and outdoor landscaping by 50%; advanced mechanical systems and a high performance building façade to significantly reduce HVAC and electrical costs; improved indoor air quality utilizing full outside air economizer ventilation systems; and extensive natural daylight and views.
