The project team was tasked with combining two mixed-use properties at 25-27 Mercer Street and transforming this historic, 1867-built cast-iron structure into unique, exclusive condos in the heart of Soho. The intent was to design residences which offer a modern interpretation of the classic Soho loft, balancing perfectly restored cast iron detailing with sophisticated modern design. The completed design honors the building’s historic architecture while also modernizing it with custom kitchens, imported finishes, and beautiful natural materials. The expansive homes – one townhouse, three full-floor loft apartments, and a duplex penthouse – feature ceiling heights of up to fourteen feet with exposed timber beams and cast-iron columns, fireplaces, a keyed elevator and private lobbies on each floor. Natural materials such as wide, white oak hardwood floors, silver travertine countertops, marble, and wood adorn the space, providing a clean, elegant aesthetic, while also allowing the design to withstand the test of time. Accessible outdoor space was a key aspect of the project, with three of the units including private rooftop terraces and the townhouse featuring a courtyard. This space, carved into the center of the building and accessed via fourteen-foot high glass panels, serves as a focal point, brings light and air inside, and blends the boundaries between inside and out.
