Activity based working principles along with enclosed office spaces provide a range of work settings to suit their work preferences. The addition of this premium workspace contributes to the neighbourhood through its openness. A café, for residents and the public, brings a real sense of community to the space. The office spaces are a blank canvas for tenants to customise, giving them the freedom to express their own brands. Adjustable lighting and surface tactility serve the neurodiversity of users.

Where possible, natural and recycled materials were selected, with consideration to carbon neutral production. Life-cycle occupation was addressed through retention of as much original building fabric as possible, minimising demolitions. A waste management strategy during construction ensured maximum diversion of waste from site to landfill. The building’s orientation was considered; solar gain and solar shading dictated the distribution of spaces, ensuring all dedicated offices received natural light.

Smart lighting was included to reduce energy consumption along with building occupancy monitoring. Wellness was considered with an emphasised use of natural materials and liberal planting both internally and on the terraces. The design is fitting of the Fora brand. While workspaces and offices are designed for efficiency, common zones embrace the warmth and human-centric nature of the brand, generously offering tenants opportunities to relax, regenerate and regroup."
