The hypermarket required direct, high-traffic access, the restaurant needed an elevated, open setting with city views, and the parking solution had to optimize limited ground space without disrupting the urban flow. Additionally, given its high visibility from the riverbank, the building had to integrate naturally into the surrounding environment while remaining functional and efficient. Approach & Impact Smart Integration of Mixed Functions The design carefully layers its functions to ensure smooth transitions between spaces.

The ground-level hypermarket is directly accessible for high foot traffic, while the open-air parking on upper levels reduces congestion at the street level. The restaurant and open terrace at the top take advantage of natural light and panoramic views of the Mtkvari River, offering a distinct yet cohesive experience for visitors. Positioned between the river and the mountains, the building was designed not to obstruct the landscape but to complement it. Instead of blocking views, its open and layered structure enhances the connection between the city, the water, and the surrounding natural scenery, integrating architecture with its environment.

Maximizing Open Space & Connectivity The building embraces an open and layered design, with large terraces, green facades, and a central staircase that visually and functionally connects different floors. Rather than being concealed underground, the parking is integrated into the structure, enhancing accessibility while maintaining a sense of openness. A defining feature of the building is its long staircase, which seamlessly links every level, from the ground-floor hypermarket to the open-air restaurant at the top.

More than just a functional element, this staircase serves as the spine of the design, tying together different spaces and making the architectural concept feel complete. Sustainable & Adaptive Urban Design The building incorporates green architecture principles, with vegetation-covered facades that help regulate temperature and create a natural aesthetic. Expansive glass surfaces open the interior toward the city, improving daylight utilization and creating a more inviting, transparent structure.

The use of metal, concrete, and glass gives the building a modern industrial character, while greenery and terraces soften its urban presence. Ultimately, it’s an architectural statement that reimagines the relationship between built environments and open spaces, setting a new standard for smart urban development in Tbilisi.
